The Plan - Stan.



Back in the day I loved to lay in a tanning bed on my lunch breaks, every single day. I was dumb and young, I also moved in with my boyfriend, Oliver. We built a house and moved in before we were married, I was 22. This house has served us well for a starter house, we added on last year, but even with the addition the house is busting at the seams. We didn't have kids at the time, so things like closet space and school systems didn't register on our radar. Heck we lived here for 3 years before we even got married!

I've been thinking about moving, but it just seemed so daunting. Then Amber came in showing me pictures of her house she was building, so I told Oliver last weekend we should just go look around and see what was out there...




Y'all. I walked into huge kitchens, double islands, closets so big they could hold all my shoes at one time, laundry rooms with sinks, and linen closet big enough to live in. I died, Oliver did too, he's not happy stuck in a small bedroom working every day either. Next day I called the bank and ran into a little snag - they {Chase} wouldn't consider my income because I was self employed and they want you to have 2 years of tax returns to average out your actual income. 

I turned to the lender the builder uses, we went into talk to them and because I've been pulling a small income from my blog for a few years and Ollie Marie is essentially a spin off of that I was able to use it. Schedule C, blah blah blah, accounting speak = we got approved. 

Now we have to decide which floor plan we want - the one I fell in love with is at the top of our price range and I'm not willing to give up my lashes and botox to be house poor. Right now our house is very affordable and we are used to having discretionary income for fun stuff. 

I've gone back and forth on putting OMB in the house - I finally decided to keep it at home. I like being flexible with the kids schedule. Maybe one day when Aiden is in Kinder I will look at opening a store front. #longtermgoals

Now - choices. 



This is my top choice - I like how the stairs open to a hallways and not the game room. I would put french doors on the game room and open it up to the media room, add lots of windows, and that would be OMB. I also love how the dining room can be turned into something more functional. 

Choice 2. 




This could work too, again I can put doors on the game room and open it up to the media room with windows. I just don't love the location of the dining room on the first floor. The  breakfast nook is huge so I feel like a formal dining room is wasted - I can put a huge farmhouse table in the kitchen.  

Choice 3.



This is not the greatest option - the game room is too open, so we would have to add a wall to close it off from the rest of house. I don't want OMB open, if someone walks to the top of the stairs they shouldn't see racks of clothing everywhere. 

We should sign a contract this weekend, which is crazy considering a week ago we weren't even thinking of moving! Oma's been gone for 2 weeks, she's going to be really surprised to come home and find out we are building a house.

  4. Congrats! Are you staying in the same area or moving out of town?
    One idea w option 1, you could turn dining into Oliver's office and you could take study and put OMB in the garage next to it. Of course you could finish out the garage nicely w drywall, paint and maybe some fun stained concrete floors. And if the garage doors you pick have some windows that would bring light in. Just another idea for you! I would love to have his floor plan, it looks perfect!

  5. While having a curved stair way is gorgeous, if you're wanting to save money I'd recommend not doing the curved stairway. :) beautiful layouts though!!

  6. Ok, here is my two cents (sense...whatever?!)
    With your favorite house you should do the one car garage and the optional 4th car garage and make that a two car garage since you can walk into the utility room. The original two car garage and bedroom number 2 should be OMB. Pro's it is down stairs, the clothes can be in the garage, the bedroom can be the office and it has a bathroom so the employees don't have to enter your house! Brilliant I tell you! The only thing you have to add is a door between the garage and the bedroom.

  8. Super excited for you! I don't think builders understand that having the bedrooms on one floor is the most important. I never quite understand why the master is away from the children's rooms. I always feel much more safe if the kids and I are on the same floor. Any of those plans, you will make into a gorgeous forever home! Here is to new beginnings and growing OMB!

  9. Floor plan one has the kitchen far away from the garage. Just keep in mind hauling groceries etc that far.

  10. We built our house in Katy, Texas 3 1/2 years ago and there are so many things we wish we would've done differently. If you have there budget, I think you all should do the Renaissance floor plan, opt for the 4th car garage (you & Oliver will NOT regret it...trust me), extend the master closet out to the 4th car garage wall & put a door between the master closet & utility room for easy access to laundry (a must in my next house. Right now the utility room is on the opposite side of the house & it is a giant pain, we wish we would've thought about this option differently). Opt for the media room only if you think you & the kids will use it, we did it but again 3+ years later we haven't used it once. Somewhat of a waste of money for us right now, maybe once my 4 month old baby boy grows up he can use it! Get ANY non-A/C attic space you can! Look for it & create it if you can! The extra storage for holiday decor, boxes & any other stuff is easily accessible and out of the closets, which have much better use for other things, like clothes, shoes & purses 😉. Hope this helps!   11. I'm team OMB in the Garage with the rest of the house for your family. Then you can close it off at the end of the day and be home without thinking about work, having the kids in it, etc. And you won't have to carry boxes though the house, etc. You could concrete stain the floors, do your cool wall treatment. It could be amazing.

  12. Sounds exciting! Such decisions. You are lucky to have a hoa and zoning regulations that allow home businesses! Our rules and regulations are completely different and strictly enforced😢 Can't wait for further updates!

    1. That's just crazy considering the way our society is today - most people have some type of business or work from home. I just can't have customers coming to the house!

  13. Lol and my husband and I are running around trying to find or build a ranch style house like what you have but they are so rare here. Or really expensive. I'm so over having stairs. Good luck! Can't wait to see what you choose!

  14. We just finished building in March. I would say plan AT LEAST 10% extra into the cost as it is very tempting to want to upgrade everything. The lighting, tile, faucets. We have a high end builder and even with that, a lot of the "standard" stuff was not something I would consider putting in my house.
